Praça Onze Maravilha : dilemas, contradições e perspectivas

Abstract

In recent decades, downtown Rio de Janeiro has been the focus of successive urban revitalization policies often associated with real estate valorization and the economic restructuring of the city. Within this context, projects such as Porto Maravilha and Reviver Centro have promoted significant transformations in the central area by combining public investments, urban planning incentives, and the participation of the real estate market. This article aims to critically analyze the Praça Onze Maravilha Project, situating it within the broader framework of recent urban renewal policies in the city center. The study is based on a literature review, documentary analysis, and examination of the urban planning guidelines associated with the project. First, the article presents a synthesis of the critical literature on urban interventions in central Rio de Janeiro, focusing on Porto Maravilha and Reviver Centro, discussing their planning instruments, financial mechanisms, and socio-spatial impacts. It then examines the proposal of the Praça Onze Maravilha Project, its objectives, and its territoriais insertion. Finally, the article discusses the project in light of debates on gentrification, urban commodification, and the right to the city, highlighting tensions between real estate valorization, cultural memory, and the permanence of historically established populations in the area.
