Entre o planejado e o vivido : uma análise socioespacial do bairro de Jardim Primavera, Duque de Caxias - RJ (1940-2022)

Abstract

This article aims to analyze the urban planning project implemented by Nelson Cintra in the neighborhood of Jardim Primavera, in the municipality of Duque de Caxias, in 1946. The analysis begins with the acquisition of the land and follows the process of implementing the infrastructure and the urban concept that was promoted and commercialized through the sale of plots, even extending to the entrepreneur’s attempt at political projection, expressed in his candidacy for mayor of the municipality. The project structured a spatial distribution whose characteristics are still perceptible today, preserving the layout of plots and blocks and, above all, revealing patterns of segregation within the same neighborhood. Based on the concept of residential segregation and the sector model proposed by Hoyt, the study discusses how this spatial organization continues to be reproduced and reinforced through real estate dynamics, the differential valuation of urban space, and the concentration of leisure areas in specific portions of the territory.
